Digs agreement in Ireland: what to put in writing
13 October 2026
Digs are usually arranged informally, which is part of their appeal. But a short written agreement, even a message you both keep, avoids most misunderstandings. Here is what a digs agreement should cover.
Why write it down
A lodger in the owner's home is usually a licensee, not a tenant, so the Residential Tenancies Acts generally don't set the terms. What you agree between you is what counts, so it helps to have it in writing.
The essentials
The room, the days included (for example Monday to Friday), the start date, the weekly or monthly price, when and how it's paid, and the deposit and how it's returned.
What's included
Bills, wifi, meals (which ones and when), laundry, bedding and use of the kitchen.
House rules
Guests, quiet hours, keys, smoking, heating and anything else that matters in the house.
Notice
How much notice each side gives to end the arrangement. For homeowners, renting a room in your own home can be tax-free up to €14,000 a year under Revenue's Rent-a-Room Relief, if you meet its conditions.
