How to write a room ad that gets replies
13 October 2026
A good room ad saves you time: the right people get in touch and the wrong ones don't. Here is how to write a room ad that gets serious replies, whether you are letting a spare room or looking for a housemate.
A clear title
Say what it is and where: "Double room in a 3-bed house in Rathmines, bills included" tells people far more than "Lovely room available".
Real photos
Use bright, wide photos of the actual room and the shared spaces, taken in daylight. Include the kitchen and bathroom: renters ask about them first.
The details renters want
Price and what it includes, the deposit, the date it's available, the type of room and the property, who lives there, and the nearest bus, Luas or train stop. Mention shops and anything that makes daily life easier.
Be honest about the house
Say if it's a quiet house, a sociable one, or if the owner lives there. Honest ads attract people who will be happy there, and fewer moves later.
Post it for free
You can post a room on StayLister for free. The form suggests a title, can write the description for you, and adds the nearest stops and shops automatically. Every ad is checked before it goes live.
