Deposits and advance rent in Ireland
How much a landlord can ask for up front, and how to get your deposit back. How much can be asked for For tenancies covered by the Residential Tenancies Acts, a landlord can ask for a deposit of no more than one month's rent, and no more than one month's rent in advance. These limits do not apply to licensees, such as someone renting a room in the owner's own home or staying in digs. Getting your deposit back When the tenancy ends, the landlord must return the deposit promptly. They can only keep some or all of it for rent arrears, unpaid bills, or damage beyond normal wear and tear. Take dated photos of the place when you move in and when you leave, and keep copies of all payments. If a landlord keeps your deposit unfairly, you can bring a dispute to the Residential Tenancies Board (RTB).
