Rental deposit in Ireland: how to protect it and get it back

13 October 2026

Your rental deposit is often the biggest single amount you hand over when you move. Here is how deposits work in Ireland, how to protect yours from day one and what to do if it isn't returned.

How much can a deposit be?

For a tenancy, a landlord can ask for no more than one month's rent as a deposit, and no more than one month's rent in advance. In digs or a room in the owner's home, the amount is agreed between you, so ask before you commit.

Protect it when you move in

Get a receipt for the deposit. Take dated photos or a short video of the room and shared areas, and note any existing damage in a message to the landlord so there is a record.

What can be taken from it

A landlord can generally keep part of a deposit for unpaid rent or bills, or for damage beyond normal wear and tear. Normal wear from everyday living, like light marks on walls or worn carpets, isn't a reason to keep it.

When you leave

Give the notice you agreed, clean the room, settle your share of bills and return all keys. Ask for the deposit back in writing and include your bank details.

If it isn't returned

Ask in writing for the reasons. If you are a tenant and can't agree, the Residential Tenancies Board has a dispute resolution service. Threshold gives free advice to renters.
